The program will highlight tax planning ideas (and their efficacy) that may become more popular given the change in the law. Learn about changes in depreciation rules for real estate investments and their effect on decisions regarding structuring real estate acquisitions and dispositions, including whether or not to use a Sec. 1031 Exchange. Questions to be discussed include: (1) Are Cost Segregation Studies still a good idea? (2) Entity selection and tax planning. Does it make sense to consider a C-Corporation in your business and estate plans? (3) The implications of leverage and the new tax law on Real Estate Investment ROI (Return on Investment); and (4) How will the new rules change the debt-financing landscape?
Teresa Moss Fluegel is Senior Vice President of Chicago Deferred Exchange Company (CDEC). Ms. Fluegel is responsible for providing consulting services to real estate and tax attorneys, accountants, investors and commercial real estate professionals across the country with a focus on the West Coast since 2000. Ms. Fluegel has the expertise that comes from direct involvement with tens of thousands of tax deferred exchanges for real property. She earned the professional designation of Certified Exchange Specialist in 2004. A frequent instructor of accredited 1031 courses to real estate and tax professionals, Ms. Fluegel brings over 25 years of experience and expertise to the field. She is a seasoned expert in navigating forward, reverse and build-to-suit exchanges. She is an active member in several Northern California commercial real estate associations, including CCIM-Certified Commercial Investment Member, SIOR-Society Industrial Office Realtors and is 2017 President of CREW East Bay-Commercial Real Estate Women.
Tim Tikalsky is a CPA with 34 years’ experience in public accounting. He joined RINA accountancy corporation (RINA) in 1995 after a career with Deloitte and became a Stockholder in January 1999. He currently heads RINA’s Real Estate Practice Group. Tim specializes in tax planning, compliance and consulting for medium to large closely-held companies, partnerships and fiduciaries. Tim is a frequent contributor to professional and technical publications and is editor of RINA’s quarterly newsletter, “The Real Estate Report.” He is also a frequent speaker at professional and industry events such as the International Council of Shopping Center’s (ICSC) Annual Law Conference, the Alameda County Bar Association (ACBA) and the Northern California Commercial Association of Realtors (NCCAR) and has been a frequent guest on the SF Bay Area radio station KNBR 680’s “Gary Allen on Business”. Tim has been an Adjunct Professor of Taxation at California State University East Bay since 2006.
